Public Sector

Housing Authority of Baltimore City (HABC): Urban Ventures has a long history providing a wide range of consulting services to HABC, including preparing HABC’s response to HUD RFPs.  Currently, Urban Ventures provides underwriting and real estate development consulting services to HABC for their Rental Assistance Demonstration (RAD) conversions.   Services include review of developer funding applications, sizing of subsidies, and negotiations with developers on financing terms and conditions.  

City of Chicago Department of Planning and Development: Urban Ventures provided technical assistance in program design and implementation for the City of Chicago’s Neighborhood Stabilization Program. Urban Ventures facilitated an agreement between the City and HUD which enabled the City to dramatically boost its production of multifamily rental rehab units while still meeting HUD’s complicated requirements. Urban Ventures also provides on-call assistance to the City in evaluating and underwriting affordable housing projects.

Riverviews Artspace (Lynchburg, Virginia): Urban Ventures provided comprehensive development services to Riverviews Artspace in the conversion of an historic warehouse into gallery space, artist studios, and 36 loft apartments.  Urban Ventures responsibilities included:  assembling and managing development team, demand analysis and documentation, financial feasibility analysis, and securing all financing sources including conventional debt, historic tax credits, and City subsidy.  Urban Ventures role continued through the contstruction process.

Arlandria Chirilagua Housing Cooperative (Alexandria, Virginia): Served as lead financing consultant to this tenant-sponsored co-op for the conversion of their 282 rental units into a co-op.  Project involved paying off a RTC acquisition loan with HUD FHA, Affordable Housing Program and City of Alexandria financing.  Total development cost was $9 million. 

CDFIs

Santa Fe Housing Trust: Prepared a Capital Magnets Fund grant request to expand their single family homeownership lending pool and initiate a multi-family lending program.  

American Housing Opportunities Fund: Provided underwriting services and capacity building for a start-up Washington DC area loan fund.  

Lynchburg Community Loan Fund:  Developed and helped to implement a strategic and financial plan for this new CDFI in Lynchburg, VA, funded with CDFI technical assistance monies.  Reviewed applications for additional CDFI funding.  

Washington Area Community Investment Fund: Served as founding Board member, loan committee chair and loan officer.  Responsible for closing and servicing $1.1 million in loans, which created 125 low-income housing units in nine projects with a combined development cost of $10 million.
